Since Decree No. 2009-649 of June 9, 2009, the annual maintenance of gas boilers with a power rating between 4 and 400 kW is mandatory in France. This measure aims to prevent carbon monoxide poisoning risks, to optimize the boiler’s energy performance, and to extend its lifespan.
For individual boilers, the occupant of the dwelling, whether a tenant or owner, is generally required to arrange the annual maintenance. However, the lease agreement may specify that this responsibility lies with the owner. In the case of collective boilers, maintenance is handled by the building owner or the co-ownership association.
The annual maintenance of a gas boiler must be performed by a qualified professional. It includes several steps: checking the general condition of the boiler and its components, cleaning the inside to remove residues, fine adjustments to ensure optimal efficiency, and measuring carbon monoxide emissions. The technician also evaluates the appliance’s energy efficiency. Finally, a maintenance certificate is issued, which you should keep for at least two years.
